AMS (See Planning Board, October 6, 2025) The Board approved the site plan subject to the applicant addressing issues raised in the town engineer’s memo which were not discussed.
Toll Brothers (See Planning Board, October 6, 2025) The applicant advised the Board of modifications made to the site plan including moving the lot line to accommodate the potential reuse of the Field Home, modifying the boundaries of the conservation easement, and planting 123 additional trees within the development.
The stormwater plan has yet to be reviewed by the DEP as the applicant needs to submit additional information before the agency can begin its technical review the plan. Once the DEP review is completed, the applicant will have to return to the Planning Board for a town stormwater permit.
An approval resolution may be ready for a November vote. Still to be worked out is the timing when the applicant will have to pay the different fees associated with the approval.
MJM subdivision/3232 Gomer Street (See Planning Board, June 9,2025.) Three issues were discussed.
- Cordial connection. After consultation with the highway superintendent, the applicant agreed to widen a portion of Cordial to 22 feet, north and south of the development’s access point in the existing right of way. Widening to 24 feet would have required moving mailboxes and landscaping on the abutting properties.
- Incursion into the wetland buffer. The current plan shows only a 50 ft conservation easement in the buffer where 100 ft is required by town code. The Board asked the applicant to increase the easement area even though it meant shortening the backyards for the affected houses.
- Tree 212 of the 219 protected trees to be removed will be on the individual lots. In order to avoid paying a lump sum mitigation fee, the Board agreed with the applicant’s request that the fee will be decided and levied as each lot comes back to the Board for approval when the developer is ready to begin construction.
A public informational hearing will likely be scheduled for November.
380 Downing Drive (formerly Uncle G’s.) The owner plans to subdivide the space formerly occupied by Uncle G’s into two retail spaces (an auto supply store and a plumbing supply showroom) and a restaurant, likely a steak house. The Board’s main concern was the plan calls for the expansion the existing loading dock at the rear of the building and whether there was adequate space for the delivery trucks. Raised by not addressed was the location of dumpsters and the extent to which the site did not meet the required number of parking spaces.
Par 3. (See Planning Board, May 19, 2025) In what the Planning Board called, “good news,” the applicant gave an update on the approvals for connecting to the county sewer system. He also provided updated hours of operation for the restaurant and golf course, including night golfing with lights. Before beginning construction on the sewer connection, the applicant will need a town wetlands permit.
Nantucket Sound. (See Planning Board, October 6, 2025) The item was tabled as the applicant’s architect was unexpectedly unable to attend the meeting.
Beverage Redemption Center. On a referral from the Town Board, the Board had no planning issues with the proposed legislation that would allow this type of use. As noted by Planning Director Tegeder, the issue of truck access will be an issue for the Board to review once an application if submitted to the Board. (Note: The Town Board will hold a public hearing on the law on November 18.)
Recreation Fee Law On a referral from the Town Board, the Board had no comment about proposed changes to the law.
