Small Scale Ground Mounted Solar.   The Board had a first look at an application for a small scale 24.75 kW ground mounted solar installation in the rear yard of a single  family house at 3611 Gomer Street.

While the recently enacted Solar Law prohibits large scale ground mounted installations it allows small scale installations designed to provide electricity a house. The law also sets certain standards for the installation, e .g., lot size, setbacks, height, screening, etc.

The homeowner will need at least two variances from the Zoning Board: the lot is1.7 acres where 2 acres is required and a variance for the side yard.

The Board will make a site visit. Its main concern appeared to be visibility. And while one Board member noted that the panels would take up less room than a swimming pool, another member was concerned that sanctioning a substandard lot would set a precedent that would open the door to other applications.

York Farms. (See Planning Board, June 8, 2026). After closing the public hearing, the Board approved an amended site plan that legalized the four additional units that were not previously approved in 1996. Referencing the 1996 resolution, the amended resolution includes the requirement for 10 affordable units: 5 for Section 8 and 5 for income eligible seniors. The applicant will also be required to submit annual reports to the Yorktown Community Housing Board.

Note: The Board meets only once a month in the summer. The next two meetings are July 20 and August 10.
