Small scale ground mounted solar: 3611 Gomer Street. (See Planning Board, July 20, 2026.)  Based on the Board’s site visit, the applicant prepared a revised plan he said relocated the panels in order to conform to the law and included a more detained landscape plan. However, because he had just submitted the revised plan that day and the Board had not had a chance to review it, Chairman Fon advised the applicant that the Board was not in a position to discuss the plan and that he would have to return in September.  He also advised the applicant that drone footage of the site was not an acceptable substitute for putting “pen to paper.”

Noting that this was the applicant’s third time before the Board (the applicant was represented by the proposed solar installer), Mr. Fon advised all applicants to review the Town Code before preparing plans. 

1860 East Main Street: Ansonia Lodge. (See Planning Board, May 18, 2026)  While the applicant presented a slightly revised conceptual plan, the main issue under discussion was what procedural steps the applicant needed to follow  before investing money to prepare more detailed plans.  For example, the plan requires getting an easement over town owned land  to construct a driveway access to Mohegan Avenue and also possibly zoning variances. 

The Board advised the applicant to prepare a more detailed presentation for the Town Board which would have to decide on the easement as well as whether the plan could be reviewed under the town’s Flexibility requirements.  It also suggested that the plan be referred to the Recreation Commission; Board member Aaron Bock raised the issue of whether other recreational facilities, e.g., a dock, could be included in the plan in addition to a public walking trail. There were also questions about who would have access to the parking lot and the length and height of the proposed building. The applicant advised the Board that it hadn’t done a traffic study yet.

Foothill rezoning.  (See Planning Board, April 14, 2026) As the applicant was not present when the Board was ready to discuss the application, the Board adjourned the meeting. When the applicant showed up late and after the meeting had been adjourned, he was advised his presentation would have to wait until the Board’s next meeting.

Next meeting: September  14th. There will be only one meeting in September.
