Underhill Farms.  (See Planning Board, January 27, 2025.)  The Board  discussed two separate issues.

Subdivision plan. At the resumed public hearing, the only issue discussed was a draft of a document establishing the Property Owner’s Association (POA). As explained by the applicant’s attorney, this first draft dealt mostly with how the town would be able to enforce the public access to the site and that the “lion’s share” of the document still had to be drafted.  After some back and forth, it was agreed that the Board would see a more detailed version of the POA prior to any  approval resolution and that the town would have to approve the final POA document as a condition  in the approval resolution. 

Site plan amendments. In addition to the amendments that were previously discussed (shifting some of the parking, substituting a culvert for a wooden bridge over the path around the pond and relocating two townhouse units) the Board also discussed how the 800 square foot addition to the rear of the Underhill House would be used by the two food service businesses that will use the house: a Bobo’s Café in the western end of the building and  restaurant in the remaining space. Outdoor seating on the porch will be shared by both uses.

In response to Planning Director Tegeder’s question about how the two food service uses address the “integrity” of the house, the response was that the applicant will discuss this with staff off line.

Mr. Tegeder also asked the applicant to provide more details about the proposed shared parking for the senior center/Parks & Rec Department office, e.g., how the parking would work during evenings and weekends and how seniors and staff would enter the building.  He also noted that the initial size and shape of the building had been changed and that the site plan, which shows the off site building, should be changed to reflect the new  configuration of the proposed building. Board member Bock asked if this shared parking agreement needed a formal easement.

The amendments to the site plan will only need a resolution; a public hearing will not be needed.

In other items

Envirogreen Associates. (See Planning Board February 10, 2025) The Board approved the amended site  plan after it was satisfied  that signage would address its traffic concerns.

Curry Honda.(See Planning Board October 21, 2024) As required by the Board’s earlier site plan approval, the applicant returned to the Board with its revised lighting plan that lowers the height of the poles.  Chairman Fon explained the Board’s concern to minimize any impact from the lights to the homeowners on Old Crompond Road.
