Poggioreale Day Care. (See Planning Board, June 30,2025.) At the public hearing, concerns about traffic, the accident history at the location and the adequacy of the interior parking layout were raised by a resident. The potential for allowing left turns into and out of the site was also raised; while the applicant said he would leave the issue up to the DOT that has to approve the curb cut onto Route 202, the Planning Board read an email from the DOT that indicated that the left turn issue was up to the Planning Board.  The town’s traffic consultant advised against allowing left turns. 

Because of a notification error, the hearing was adjourned until August.

AMS/Contractor’s Register. (See Planning Board, May 19,2025.) At the Public Informational Hearing, the applicant presented a brief overview of the project.  Two issues were identified for further discussion at the August meeting: traffic and DOT feedback on the applicant’s mitigation plan and recreation and whether the applicant should be required to pay a recreation fee in addition to providing on site recreation facilities. The applicant has added a walking trail, for resident use only, through the rear portion of the site.

Toll Brothers. (See Planning Board, June 30,2025.) Most of the discussion focused on the latest wetlands plan and mitigation and grading of steep slope areas. While the revised wetlands plan reduces the disturbance to wetland and buffer areas (there will be  no disturbance to the wetland), Planning Director Tegeder suggested that the applicant modify the plan somewhat to reduce disturbance along the stream corridor.  He also questioned the extent of grading and use of retaining walls in some portions of the site.  The Board will have the town’s environmental consultant review the revised plan. 

The tree mitigation plan calls for 800 new trees to be planted and a $250,000 contribution to the Tree Fund.

Navajo Fields/ Hidden Valleys. (See Planning Board, June 30,2025.)  Although not on the agenda, the Board indicated that members were reviewing a draft memo to the Town Board. There were no comments on the draft and the memo will be sent prior to the Board’s next meeting.
