Small scale ground solar installation. (See Planning Board, June 29, 2026)  Based on a site visit, the Board has reservations about the suitability of the proposed ground mounted installation and asked that the homeowner consider putting the panels on the roof. In response, the installation vendor advised the Board that the homeowner was concerned about possible leaks from a roof installation. He also did not know if the roof could accommodate the 45 panels proposed for the ground installation.

The Board’s concerns included the lot size, the side yard setback that did not meet code requirements, and the impact to abutting houses and limited ability to adequately screen the panels.  It advised the vendor to meet with the Plannning Department to see if it was possible to modify the plan and still satisfy both the Board and the homeowner’s needs.

While the Planning Board has the authority to aapprove the required special permit, the Zoning Board would have to approve the variances for lot size and setbacks.

Day Care  @ St. Andraws Church. This was as referral from the Zoning Board, The applicant plans to open a day care for 55 children beginning at 10 months in the space approved in 2021 for a pre school facility. According to town code, the pre school required site plan approval from the Planning Board, but the day care will require a special permit from the Zoning Board.

The Board had no issues with the revised use but did suggest that the Zoning Board require a traffic report as part of its review.
