bbeingPar 3 golf course. (See Planning Board, January 13, 2025.) Changes to the December, 2021 approved site plan remain a work in progress.
Parking. While the applicant showed the Board a plan indicating that 57 parking spots were available in the DOT right-of-way that parallels Route 6, Mr. Bock wanted the plan to show how access to the site from Route 6 would impact some of those spaces. Also, the applicant needs to show how providing needed access for fire trucks might impact the parking spaces.
Sewers. As explained by the applicant, the plan to sewer the property will take time to implement; because the plan involves crossing Shrub Oak brook, it will require a DEC permit – and all agreed that getting applications through the DEC was a slow process. Because the property is owned by the town, the application will have to come from the town; when the applicant has completed the application (it’s about 90% done), it will forward the application to the town engineer. The applicant will pay the cost of installing the sewer line.
In the interim, the applicant advised the Board that the two septic tanks are being emptied twice a week at a cost of $22,000/week and that portosans are used when needed. Chairman Fon was concerned about the septic issue, especially when the site hosted special events which could dramatically increase the number of people. While the Department of Health regulates restaurants on septic by the number of seats (currently there are 57), that restriction won’t apply when the site is on sewers. Planning Director Tegeder estimated that the site could hold up to 150 people.
Lighting. The Board is still waiting for a lighting plan.
Hours of operation. The Board is still waiting for more information.
Five Below. The applicant is requesting a special permit to allow eight (8) cages, 2’ wide, for outdoor display of merchandise on the 17½’ sidewalk. The cages,which would be against the building, would be brought inside when the store closes. Mr. Tegeder advised the Board that the request was similar to what other retail stores have received. As there was no objection to the use, the Board will prepare an approval resolution or the next meeting,
Guiding Eyes for the Blind. The applicant is seeking a revised Tree Permit in order to cut down an additional 21 trees. The change from the original plan was needed to mostly accommodate changes in the stormwater plan.
