Par 3 Golf Course/Valley Fields (See Planning Board, March 10, 2025). The site’s operator explained that signage would limit parking to one side of the road and that the spaces would be stripped. However, as the parking area is on DOT land, it remains to be determined whether the town can regulate the site and if so, how the no parking restriction will be enforced.
The Board also expressed concern over the use of portable lights for nighttime golf (until 11pm) and the blinding spillover effect it appears to have on cars exiting the Taconic Parkway and asked the operator to provide more information about the lighting fixtures, as well as the times they would be used.
Before proceeding with connecting to an existing sewer line, the operator is waiting for a determination from the DEC whether it will need a wetlands permit to cross Shrub Oak brook.
AMS/800 East Main Street (See Town Board, May 13, 2025) Following the Town Board’s rezoning the parcel, the applicant made a preliminary presentation of different parts of the site plan including the interior details of the two buildings and their amenities, planned parking and conceptual landscaping. The site plan utilizes the same footprint as the existing office buildings that will be demolished. The applicant is still waiting to hear from the DOT regarding its traffic mitigation plan. The plan calls for 60 one bedroom units and 120 two bedroom units.
Curry Honda rooftop solar. (See Planning Board February 24, 2025.) The scheduled public hearing did not take place as the applicant was not present.
Lowe’s rooftop solar. The proposed plan calls for the installation of a 754kW rooftop installation. Because the panels will be installed on an angle as opposed to being flat on the roof, they will be visible from the Taconic Parkway. Recalling earlier concerns about the visibility of the building from the Parkway when the site plan was being reviewed, Chairman Fon asked the applicant to provide more sight line information.
385 Kear Street/Nantucket Sound (See Town Board, April 15, 2025 and Planning Board, August 12, 2024.) The Board received correspondence from the building owner that he will seek an amended site plan that would legalize the HVAC equipment that was installed on the side of the building contrary to the Board’s site plan approval. According to the Planning Department, the HVAC equipment for the two new food establishments has been installed on the roof.
Poggioreale Day Care, 2829 Crompond Road. (See Planning Board, February 10, 2025.) The applicant is waiting for the town’s traffic consultant to review the site plan; the report will determine the access to Crompond Road as well as the on site parking. However, the applicant advised the Board that cars entering or leaving the site would only be permitted to make right turns.
