Miraggio Restaurant. The former owner, who is planning to reopen the restaurant in the rear of the Triangle Shopping Center, is seeking a special permit to convert the landscaped open space area between the buildings for up to a 114 seat outside eating area. The seating would be on a slightly raised platform and new planters would replace the existing trees and landscaping. The Planning Department will review the site’s history to see if there are any restrictions on the use of the open space. The inside of the restaurant has a 326 seat capacity.
Accessory dwelling units (ADU) law. (See Town Board, March 18, 2025.) On a referral from the Town Board, some Board members raised questions about the proposed law: how it would impact the neighborhood, whether the infrastructure could accommodate the additional use, and whether increasing the size the ADU unit to 1,000sf from 800sf was advisable. Other Board members noted how ADUs fill a needed gap in the town’s housing inventory. The Board postponed agreement on a memo to the Town Board as it wants to hear from a Board member who wasn’t at the meeting and also to give the Community Housing Board an opportunity to answer questions about the law. (Note: a Town Board public hearing on the law is scheduled for May 6.)
Underhill Farms. (See Planning Board, February 24, 2025) Without any discussion, the Board conditioanlly approved the subdivision plan with a condition that the Board must approve a final version of the Property Owner’s Association, the legal entity that will be responsible for maintaining much of the open space, and roads on both parcels and the pond.
The Board postponed approving the amended site plan as the applicant had not yet seen the draft approval resolution. The revised plan includes an addition to the west side of the Underhill House; the Board was concerned that the appearance fit, to the fullest extent possible, the existing aesthetics of the existing historic structure. The plan also includes adding seven (7) additional parking spaces in front of the Underhill House. The parking plan shows 20 spaces to be shared by a potential future senior center on the Beaver Ridge property, although it was noted that parking for the center could be anywhere on the site and there would not be limits to this shared use.
3665 Barger Street (See Planning Board, March 24, 2025). Based on a site visit, there are no wetland or floodplain concerns. The only issue appears to be how much parking the site plan should show and the tradeoff between providing for adequate parking for still unknown tenants versus a desire to leave as much of the site in its natural state as possible. One option the Board asked the owner to consider was whether there could be shared parking with the adjacent funeral home – which the applicant also owns.
